Our 30 Point Checklist

1. Collect your rent

2. Provide bi-monthly or monthly disbursements

3. Issue monthly / bi-monthly statements to you

4. Provide fully itemised statements indicating rent collected and if applicable money spent on repairs/ maintenance (including attaching invoice/s for easy reference)

5. Closely monitor rental payments to minimise and recognise arrears. We have a zero tolerance policy

6. Preform routine inspections every 3-4 months, providing you will a full photographic report

7. Conduct a detailed entry report with photos

8. Conduct a thorough exit report to ensure smooth bond transaction

9. Monitor the market condition and conduct regular rent reviews

10. Arrange repairs and cleaning as per your instruction, using reliable qualified tradespeople

11. Organise regular smoke alarm and safety switch tests as per legislation

12. Arrange at your request annual terminte / pest control treatment

13. Provide payments of rates, insurances and other accounts as per your instructions

14. Be available to you and your tenant 7 days a week

15. We will call you on a regular basis to give you updates.

16. Prompt correspondence – same day service (phone, email and sms)

17. Maintaining detailed and accurate records

18. Payment and recovery of water usage charges

19. Preparation of lease agreements and other documents

20. Lodgements of bonds

21. Processing notices to vacate

22. Liaising with Owners and Tenants
