3. Provide you with a full Comparative Market Analysis (CMA)
4. Discuss the maximum rental return achievable
5. Sign all relevant authority forms
6. Set up Payment details
7. Book and attend professional photography session.
8. Explain your legal obligations like;
– Smoke Detector Testing
– Landlord Disclosure Statement – Pool Safety requirements
– General safety requirements
9. Discuss your requirements;
– Do you allow pets?
– Do you prefer a 6 or 12 month lease? – Discuss Maintenance requests,
10. Discuss and note any special Terms and Conditions
11. Discuss your Landlord Insurance
12. Organise any work that needs attending on
the property prior to leasing
13. Organise Professional Photography
14. Install a “For Lease’ Sign
15. Place your property online approx 10 websites plus Social Media
16. Take calls and emails from prospective tenants
17. Arrange appointments to show your property
18. Take applications from prospective tenants
19. Confirm application is complete and all paperwork is included
20. Conduct some preliminary checks
21. Contact previous letting agency
22. Complete full evaluation of preferred applications;
– Affordability Checks
– TICA search – National Tenancy database – Employment checks
– Income Checks
– Personal reference checks
– Identification checks
23. Confirm with you application has met our strict guidelines
24. Discuss applications with you 25. Contact the successful tenant 26. Inform unsuccessful tenants
27. Book appointment with successful applicant to sign General Tenancy Agreement and supporting paperwork
28. Collect two weeks rent in advance
29. Collect Bond money
30. Lodge Bond money with RTA
31. Conduct Entry Condition Report
32. Discuss with Landlord any issues that need attending such as;
– Blown Light Globes
– Cleaning issues
– General Maintenance
33. Arrange handover with tenants
34. Remove For Lease Sign and listings from the internet
35. Provide full copies of paperwork to Tenants and Landlord.
