One of the most valuable things you can have is a clean rental ledger that shows you have paid your rent on time, when it comes to applying for a property this is extremely beneficial. Before you sign the lease, make sure you read it thoroughly. If there is anything in the lease that you do not understand, ask questions. Remember, you are committing to a legally binding contract with no cooling-off period. You want to be certain you understand and agree to what you are signing.
TENANT OBLIGATIONS
Pay the rent on time
Read the lease and understand the terms
Abide by the terms of the tenancy agreement
Respect your neighbours’ right to peace and quiet
Keep the property clean and undamaged
Do not permit the premises to be used for an illegal purpose
Return property in substantially the same condition it was in when you moved in, fair wear and tear is excepted

Verification of employment
Verification of income ie. payslips
Reference from employer or fellow staff member
Signed privacy statement
Last gas/electricity/phone bill or rates notice
Photo identification – driver’s licence/passport totalling 100 points
Previous rental ledger

Common to all states and territories is the fact that landlords need to guarantee the safety of any rented property and its fixed appliances and contents, which extends to areas like maintenance and even health. It’s not necessary to spend excessive amounts of money, all that’s required is a clean house where everything is in working order.
LANDLORD OBLIGATIONS
Carry out repairs and maintenance to a high standard
Ensure property is clean and vacant
Allow the tenant quite and peaceful enjoyment of the premises
Ensure external doors have locks and windows that can be secured
Provide a key to every lock

Pool safety compliance certificate (If required)
Water efficiency certificate
