Before you sign the lease, make sure you read it thoroughly. If there is anything in the lease that you do not understand, ask questions. Remember, you are committing to a legally binding contract with no cooling-off period. You want to be certain you understand and agree to what you are signing.

TENANT OBLIGATIONS

Pay the rent on time

Read the lease and understand the terms

Abide by the terms of the tenancy agreement

Respect your neighbours’ right to peace and quiet

Keep the property clean and undamaged

Do not permit the premises to be used for an illegal purpose

Return property in substantially the same condition it was in when you moved in, fair wear and tear is excepted

Verification of employment

Verification of income ie. payslips

Reference from employer or fellow staff member

Signed privacy statement

Last gas/electricity/phone bill or rates notice

Photo identification – driver’s licence/passport totalling 100 points

Previous rental ledger

LANDLORD OBLIGATIONS

Carry out repairs and maintenance to a high standard

Ensure property is clean and vacant

Allow the tenant quite and peaceful enjoyment of the premises

Ensure external doors have locks and windows that can be secured

Provide a key to every lock
